BIM beyond clash detection: building a coordinated information base

The strongest models do not only find conflicts; they make design intent, access, interfaces, and accountability easier to understand.

Clash detection is useful, but it is only one outcome of a disciplined BIM process. The greater value comes from creating a shared information environment that supports design decisions and delivery.

Model the decisions that matter

A high level of geometric detail does not guarantee useful information. Model development should follow the project stage, coordination priorities, and decisions the team needs to make.

Plant access, riser capacity, major routes, builder's work, equipment replacement, and operational zoning frequently matter more than small fabrication details during design.

A common basis for review

Federated reviews allow architecture, structure, engineering, and specialist systems to be seen together. This makes spatial issues easier to explain to clients and helps discipline leaders resolve interfaces with shared evidence.
